Energy Performance Certificate (EPC) Regulations
Home Information Packs (HIPs) were suspended from 21 May 2010 and an Energy Performance Certificate (EPC) must now be commissioned before commencing to market a property. This is a legal requirement in England and Wales. Enforcement is the responsibility of Trading Standards Officers and there are penalties for not complying with the duty to commission an EPC before putting the property on the market.
Tenancy Deposit Scheme
It is a mandatory requirement for all tenant’s deposits to be registered with an approved scheme. Bellengers use an insurance based scheme (Mydeposits) to protect tenant’s deposits.
With the advent of the Tenancy Deposit Scheme it essential to have an inventory prepared by an independent Inventory Clerk to ensure that in the event of a dispute with your tenant you have a schedule of conditions and contents backed up by a photographic record agreed and signed by both parties. We can arrange for a detailed inventory to be prepared if required.
Gas Safety Certificates
The Gas Safe Register replaced the CORGI gas register in Great Britain and the Isle of Man on 1 April 2009. All rented properties are required by law to have a gas safety inspection and certificate issued annually. This confirms that all the gas installations in property are safe and meet the relevant standards and regulations. We can arrange for a Gas Safe registered engineer to carry out the required inspection and issue a Gas Safety Certificate if required.
