Marketing

All properties, either for sale or to let, are placed on our website and a number of select property portals to provide the best possible coverage.

Lettings

Our lettings service includes marketing, negotiating all aspects of the tenancy, obtaining references, preparing agreements, organising inventories and ensuring all mandatory safety requirements are complied with. We can provide a full management service if required. A well managed tenancy is more likely to be renewed and some corporate tenants now insist on the property being professionally managed.

Sales

We have an intimate knowledge of residential property prices in the Chiswick area. Our valuations are realistic and take into account the proximity of all relevant facilities thereby assisting you in achieving a satisfactory sale in the optimum time.

Home Information Pack (HIP)

From 06 April 2009 all UK house owners are legally obliged to have a Home Information Pack (HIP) in place before marketing can begin on their property.
This legislation is intended to reduce the amount of time wasted in property purchases. Once a HIP is in place it is valid for the time the property is on the market. Bellengers can arrange for a Home Information Pack to be prepared if required.

Tenancy Deposit Scheme

It is a mandatory requirement for all tenants’ deposits to be registered with an approved scheme. Bellengers use an insurance based scheme (mydeposits) to protect tenants’deposits.

Inventories

With the advent of the Tenancy Deposit Scheme it essential to have an inventory prepared by an independent Inventory Clerk to ensure that in the event of a dispute with your tenant you have a schedule of conditions and contents listing backed up by a photographic record agreed and signed by both parties. Bellengers can arrange for a detailed inventory to be prepared if required.

Gas Safety Certificates

The Gas Safe Register replaced the CORGI gas register in Great Britain and the Isle of Man on 1 April 2009. All rented properties are required by law to have a gas safety inspection and certificate issued annually. This confirms that all the gas installations in property are safe and meet the relevant standards and regulations. 

Bellengers can arrange for a Gas Safe registered engineer to carry out the required inspection and issue a Gas Safety Certificate.

Energy Performance Certificates

From 1 October 2008 it has been a mandatory requirement to supply prospective tenants with an Energy Performance Certificate (EPC) prior to showing the property to prospective tenants. These are currently valid for 10years. Bellengers can arrange for an EPC inspection for your property.
